Step 1. Acquiring building land in the Netherlands

Step 2. Design and planning phase
The design and planning phase lays the foundations for a future-proof, functional and sustainable building. You can choose to work with your own architect and have a design drawn up yourself, but we can also take care of the entire process for you.
We take the time to thoroughly understand your wishes and requirements and translate these into a well-thought-out, contemporary design that suits your business activities. In doing so, we carefully tailor the design to your business operations, production processes and logistics flows.
Integration into the surrounding environment and sustainability also play a key role. Where possible, we incorporate sustainable solutions that contribute to an efficient, comfortable and responsible building, in line with today’s standards.
Step 3. Written specifications
To ensure that all the work to be carried out is set out clearly and unambiguously, we can draw up a written specification for you if required. This specification is drawn up in accordance with the STABU specification system, the standard within the Dutch construction sector.
The specifications set out all requirements, choices and technical specifications in detail, including the manner in which the work is to be carried out. This ensures clarity for all parties involved and forms a solid basis for the execution and quality control of the project.
Step 4. Internal and external logistics
An efficient logistics layout is essential for the optimal functioning of your building and site. Whether it’s a manufacturing facility, a storage and transhipment centre, a fruit and vegetable business or an office building: we pay close attention to logistics processes.
Together with our clients, we map out all internal and external processes that affect the building, the site, the parking facilities and the immediate surroundings. Based on this, we carefully tailor the design, construction and building method to your business processes
Step 5. Drawing up the construction plan
To bring the project to fruition, the structure is carefully calculated and detailed in drawings. We can take care of this entire structural design process for you. In doing so, we consider not only safety and regulatory requirements, but also the most cost-effective and sustainable solution for each structure.
The result is a structural design that is optimally tailored to the situation: no heavier than necessary, yet fully compliant with applicable standards and requirements. In our design work, we also take into account elements that may be relevant now or in the future, such as solar panels, green roofs or installations attached to the structure.
Together with our clients, we discuss their wishes and starting points, which we translate into a well-considered structural design. At the same time, we assess whether the chosen structure is commercially viable and attractive.
Step 6. Handling the licensing process
In order to carry out the project, government approval is required, such as a building or planning permission. In some cases, an amendment to the current local plan is also required.
We guide and manage the entire permit process, working with an architect where necessary. This ranges from gathering and preparing all the necessary documents to submitting the application and liaising with the relevant authorities. This includes design documents, architectural and structural details, building regulations calculations, and studies such as flora and fauna surveys and nitrogen calculations.
By coordinating everything centrally, we ensure a well-organised process, clear communication and smooth progress. This takes as much of the burden off your shoulders as possible.
Step 7. Project implementation – Structural work
The project begins with the structural work phase. This phase forms the basis of the building and is divided into the substructure and the superstructure.
The substructure includes, amongst other things, the piles, foundations and ground floor slabs. The superstructure is then constructed; this is the load-bearing structure placed on top of the substructure. It may consist of a steel structure, a concrete structure or a timber structure. We have extensive experience in all these disciplines and are happy to advise our clients on the most suitable solution.
Once the structure has been erected, the building is made wind and watertight. In doing so, we lay a solid and sustainable foundation for the subsequent finishing work.
Step 8. Building services
Building services form an essential part of every project. Right from the early stages, we work closely with our clients to make the right choices for systems that align with their business operations, intended use and future plans.
Our starting point is the use of sustainable and energy-efficient systems that are in keeping with the times. Think of comfortable climate control systems for heating and cooling, for example using a heat pump. In addition, we install modern electrical systems, including lighting, data and security.
Generating and utilising sustainable energy is also an option, such as solar panels, with or without batteries for energy storage. In this way, we create a future-proof building with low energy consumption and optimal comfort.
Step 9. Project implementation – Finishing works
Once the structural work phase is complete – and often partly during this phase – the finishing work on the project begins. During this phase, the building is further fitted out and made fully functional for your business processes.
This includes, amongst other things, the installation and fitting of production machinery, process installations, racking and other facilities. The finishing of the office spaces can also take place during this phase. For projects requiring a more luxurious or prestigious finish, we regularly collaborate with interior designers.
During the finishing phase, we ensure tight scheduling, effective coordination and high-quality execution, so that the building is delivered ready for use.
Step 10. Interior
During the finishing phase, we can also take care of the entire interior and interior finishes, often in collaboration with an interior designer. We create bespoke interiors that reflect your organisation, working methods and desired image.
The interior can include bespoke furniture, commercial kitchens, planters and indoor gardens with greenery. We also take care of the layout and finishing of key areas such as the entrance and canteen.
In addition, we handle the finishing of walls, floors and ceilings. By combining functionality, comfort and design, we create a pleasant and professional working environment.
Step 11. Site surfacing, infrastructure and landscaping
A well-designed outdoor area completes the project. We take care of the entire site finishing, incorporating paving, infrastructure and landscaping as an integral part of the project.
The infrastructure includes, amongst other things, sewerage, drainage and water collection, water and electrical pipes, and other facilities. The site surfacing may consist of paving, concrete surfacing, asphalt or other suitable solutions. We also create car parks, including charging facilities for electric vehicles. Semi-permeable surfacing such as grass pavers or grass blocks is also an option.
In addition, we provide site perimeter fencing and automatic access gates, which can be fitted with access control and security systems. Finally, we landscape the site with borders, hedges and greenery to create a well-maintained and presentable appearance.
Step 12. Maintenance and aftercare
We use cost-effective, sustainable and high-quality materials. This contributes to the quality, comfort and longer lifespan of the building.
We remain involved even after completion. Aftercare is provided by our own maintenance team. At Van Mourik Bouw, management and maintenance form a separate department, meaning you can count on expertise, continuity and dedicated points of contact.
It is possible to take out a maintenance contract for your building. This ensures that, even in the years following completion, you are guaranteed professional maintenance, timely inspections and worry-free use of your premises.
Our services
We construct commercial buildings across a range of sectors. The size of our projects varies from 1,000 m² GFA to 100,000 m² GFA or more.
These include office buildings, production facilities, warehouses, (chemical) factories, data centres, storage facilities for fruit and vegetables, car garages and shipyards.
Construction teams
We prefer to work as part of a construction team and therefore put together the right team for each project. This ensures short lines of communication and enables us to liaise quickly with you, the client.
The construction team may consist of: the client, the contractor, the consultant, the architect and the interior designer.
